We have tailored our developer services program to address all aspects of the pre-construction through developer and association transition.

Developer Partnerships

At North Point, we believe that our developer program and related scope of services are valuable resources that result in time and cost savings.

North Point is pleased to be able to offer our services at no charge to the Developer or Declarant. We will charge the Association a per-unit management fee upon the sale of each unit within the Association.

We offer support through

I. Pre-Construction / Construction
  • Review governing documents from a “user” standpoint and provide any recommendations aimed at reducing developer / unit owner friction
  • Obtain proposals for Master Insurance coverage to be approved by Developer
  • Assist with establishing accurate budget and preparation of reserve plan
  • Assist with year-end statements and facilitate preparation of tax refunds
  • Assist with negotiating contracts for Association services to be approved by Developer
  • Attend all necessary preliminary meetings to discuss and review the proposed development
  • Establish record keeping system and maintenance responsibility matrix
  • Set up Association bank accounts and obtain Federal ID’s
II. Developer Unit Sales
  • Maintain communication with buyer to answer all questions on the development and Association
  • Complete lender required condominium questionnaires
  • Prepare 6D “no lien” certificates for developer sold units
  • Communicate with appraiser to ensure all questions are answered
  • Assist in obtaining any required certificates of inusrance
  • Maintain communication with closing agent / title company until sale is completed
III. Developer to Association Transition
  • Schedule and attend pre-transition informal meetings with Owners
  • Coordinate and attend all future Board and Association Annual meetings
  • Assist with the recruiting of transitional Board Members
  • Provide updates to Owners regarding on-going development progress
  • Schedule and attend initial transitional Board meetings and first Association Annual meeting
IV. Conflict Resolution
  • Serve as neutral liaison between Association and Developer on any punch list or warranty issues
  • Provide education to Board and Owners to establish realistic expectation levels during and after transition
  • Provide final accounting of Association expenses for settlement of Developer contributions
V. Operational Issues
  • Establish separation between Association maintenance obligations and developer Responsibilities
  • Provide routine property inspections to ensure maintained curb appeal of property
  • Coordinate and attend on-site meetings with vendors for property inspections and to ensure proper service levels
  • Provide education and support to Owners to assist in transition to condominium ownership
  • Assign a professional management team to address the operational, financial and maintenance needs of the Association
  • Establish a preventative maintenance program and maintenance plan
  • Promote North Point’s online access to owner financial statements and unit work order records
  • Develop and host an association website as an informational base for Owners and marketing tool for the Developer
